Why Inventory Is Rising—But Home Prices Aren't Falling

If you've been following the real estate market lately, you've probably noticed a common headline: inventory is increasing.

Naturally, many buyers and sellers are asking the same question:

If more homes are coming on the market, why aren't prices dropping?

While inventory has improved across much of the country, Northern New Jersey remains a unique market. Here in Hudson and Bergen Counties, demand continues to outpace supply in many communities, keeping home values remarkably resilient despite higher mortgage rates and economic uncertainty.

National Market Snapshot

Across the United States, housing inventory continues to gradually rise as more homeowners decide to list their properties. Buyers now have more choices than they did a year ago, but inventory remains well below historical averages.

At the same time, many homeowners are holding onto mortgage rates secured during 2020 and 2021, creating what economists call the "lock-in effect." As a result, inventory is improving—but not enough to create widespread price declines.

Hudson County Market Pulse

In Hoboken, Jersey City, Weehawken, Union City, and surrounding communities, demand remains strong for well-positioned homes.

Properties receiving the most attention continue to be:

  • Two- and three-bedroom residences

  • Homes with outdoor space

  • Properties with parking

  • Commuter-friendly locations

  • Waterfront and skyline-view homes

The biggest shift I am seeing is not a lack of buyers—it's a more educated buyer. Today's purchasers are taking more time, asking more questions, and carefully evaluating value before making an offer.

Bergen County Market Pulse

Throughout Bergen County, inventory has increased modestly, but desirable towns continue to attract significant buyer interest.

Families relocating from New York City remain active, particularly in communities offering strong schools, vibrant downtowns, and convenient commuting options.

Homes that are priced appropriately and presented well continue to sell quickly.

What This Means for Buyers

Today's market presents something buyers haven't enjoyed for several years: choice.

With more inventory available, buyers can be more selective, negotiate strategically, and avoid some of the intense bidding wars that defined previous markets.

The key is being prepared when the right opportunity appears.

What This Means for Sellers

The market still rewards preparation.

The homes generating the strongest results today share three common traits:

  1. Strategic pricing

  2. Professional presentation

  3. Effective marketing

Simply listing a property is no longer enough. Positioning matters more than ever.

Farah's Take

One of the biggest misconceptions I hear right now is that buyers have disappeared.

They haven't.

They're simply making more thoughtful decisions.

Every week, I continue to see serious buyers competing for homes that are priced correctly and marketed effectively. While the market has become more balanced, demand remains strong throughout many Northern New Jersey communities.

As we move through the summer, I expect inventory to continue improving, but I do not anticipate significant price declines in the most desirable Hudson and Bergen County locations.

For buyers, that means opportunity.

For sellers, it means preparation is the key to maximizing value.
